The first thing you need to do is find a commercial agent. Someone who has the marketing tools needed to sell the property. The biggest mistake people make is hiring a residential real estate agent to do a commercial real estate agent’s job. Not every agent can sell every property. Many will tell you they can, but when it comes down to it, they might not have a clue.
The local systems that residential agents use are FMLS and MLS. As for agents that deal with commercial properties, there are a number of different systems and databases to use. They include Costar, Property Line, LoopNet, CIMLS, and more. They cost quite a bit more to use so most residential agents don’t have membership. You are losing lots of international exposures by not working with an agent that uses these crucial services.
